Had a fairly pleasant experience until time to move out. I d say go ahead a leave a mess for the cleaning and mowing staff because they will look for tiny, ridiculous reasons to not credit back your full deposit anyway. If they are determined to charge you fees, give them a good reason.

I lived here for about two years, and had a fairly good experience. The trailers are nice little places to live, however the ladies who work in the office are rude and unprofessional. When things need to be repaired, (which is often because several the little houses are falling apart) they take their time sending someone to repair them and when the do come they do a poor job. I lived at Southgate, and found it to be a very nice park. There is a pool, a bbq area, playground, and lots of open grassy space for the kids to play. The homes are nice, most of them are newer, and the management does a good job of keeping the whole place clean and safe. It was within walking distance of my kids school too, which is a very good school.
