Builder was not very communicative during the process. We have lived here for less than one year and our back lawn is dead, we had mice, and we found a vent cap just lying on the addict with no idea of what it belongs to. I would definitely not move forward until they fix all the issues you point out. Do not trust their word and get it all in writing. The building manager was even more difficult to talk to and would avoid all communications whenever possible.

Purchased a home from Southern Homes in *******, **, in August 2022, encountering numerous disappointments that marred the initial excitement. Was assured a spacious lot perfect for a pool, only to discover post-purchase the septic tank was unexpectedly placed in the backyard, effectively ruining our pool plans. We bought our home from Southern Homes back in 2021. The first year we’ were in our home the air conditioner went out actually, it went out two months after we purchased. We contacted Southern Homes warranty department through there website. Southern Homes technician came out evaluated our air conditioner and soldered the area where it was leaking. When I (a native New Yorker) decided to purchase a "4ever home" and retire to Central Florida, I was referred to Southern Homes. It was during one of my scheduled tours that I met Janet Backman at Auburndale's Lake Mariana Reserve's sales office. We responded to a voicemail left by a sales agent for Southern Homes in Bartow, FL. This was a great deal for their new Winding Cove community. The rep sent us the price list for the homes, standard items, and items that were upgrades. The offer included $25,000 of upgrades. The lot we picked was reasonably priced. The house we selected was the Roanoke priced at $283,900. We initiated the mortgage process with a lender they had coordinated a 3% buydown on the interest rate. Southern Homes is an actual joke. Moved into our new home two days before thanksgiving and before Christmas our flooring was already peeling up. We reached out to the warranty department, someone came out and took pictures and that was the last we saw of them. Fast forward to June our kitchen caught fire. Starting the repairs in the home I began to wash the dishes we still had in the dishwasher. Did about 5 loads and then it just stopped working. We try to buy a trenton model and they said they discontinued this model, then we try to get a Manchester they told us previously that we could separate the land with 2k after we decided for the manchester, they told us we needed to have the money on hand to start the construction and to separate, after that we having the money they say the house was increasing in price by week but they didn't have land for our house they said that for a month and the house went from being 20k under budget to being almost 30k over budget my ... read more

My house has not even begun to be built and I regret getting involved with this company. It's been 6 months and they have not even poured the concrete. We have been lied to and it is impossible to contact anyone. I am not looking forward to the building process after this experience.
