How do you know if an appraiser is being thorough and accurate?? When I was purchasing a home recently and required two independent appraisals, one of those was done by Chris from South Bay Appraisal Group and the other by a different company. I thought the home was worth about $1.8 Million and I expected one appraisal of about $1.7 Million and the other around $1.9 Million and I was surprised when the two appraisals came in and they weren't $200,000 apart(about 11%) they were less than $40,000 apart(about 2%).
