This is the worst property management company I have ever dealt with. In less than three years of managing our brand-new community, Seabreeze went through two community managers who were clearly unqualified for the position. As a homeowner, I was treated more like a tenant and felt targeted for questioning the rules they imposed. Hands down, one of the biggest scams of a management company I’ve ever dealt with. God forbid you ever need to sell your home, because they make it very clear they want a nice, generous slice of that process. We were charged over $800 just to “process HOA CC&Rs,” and then hit with another $400 for “post-processing.” To make it worse, our agent said it took them three weeks just to handle the paperwork, which delayed our closing date. If your community is managed by Seabreeze, be prepared for every negative HOA stereotype to show up in full force. Expect strict and often excessive enforcement: leave your garbage cans out even an hour past pickup, and you’ll be met with letters, emails, and warnings. Park anywhere other than inside your garage, and they’ll respond with neighborhood-wide ‘garage inspections’ to verify that every resident has space for two cars.
