Golf Creek, an FPI property, is required under Oregon law (ORS 90.300) to charge reasonable hourly rates for move out fees. Golf Creek / FPI charged me $300 for move out fees for a clean apartment and then refused to provide the rates charged for how they arrived at these fees. They offered zero transparency into how they caclulated "fees". My advice is to not move into FPI Properties such as Golf Creek if you do not want to be surprised with unwarranted move out fees.
