Rob appraised my house during a refinance. The county had it listed as a Duplex going back a long long time, before it was annexed. I had always thought it should be considered an accessory dwelling unit, but had just dealt with it being called a duplex and the higher rates that I paid because of it. Rob told me that it should be an ADU, and he even called the bank and told them that, and appraised it as such. Efficient, accurate, very professional, and timely. Highly recommended.
Appraiser made issue of the house having a separate living space and tenant, although not permitted as such. Valuation was based on removal of the lower kitchen which was there since our purchase. Paid $500 and unable to refinance due to this condition only. I would not use this person again.
