Apartments Rise Winter Springs are absolutely horrible. Extremely uncomfortable, disgusting, and dirty. Let’s start with the basics — filth everywhere. Dust clearly hasn’t been cleaned for months. Hallways are never cleaned and there is a constant horrible smell. No tissues, no basic supplies, nothing at all. The place feels neglected and unsanitary. There are cockroaches. Real cockroaches. I just signed my lease, and I had to take a moment to recognize Mandy at the front desk. From start to finish, she made the entire experience incredibly smooth. She’s welcoming, professional, and genuinely cares about making sure everything is perfect for new residents. It’s rare to meet someone who combines great communication with that level of friendliness. Absolutely 5 stars, she deserves 10!

I really wanted to love living here. Our unit was pretty looking, and the location was amazing, but there some major issues that make it impossible for me to recommend someone move here. For the first 6 months of our 14-month lease, the building had no manager. During this time, it went from beautiful to absolutely neglected.
