Absolutely garbage place to live. Everything was breaking, the outside of the apartments smells like straight sewage. Their septic tanks are broken and over flow into the yard. They has roaches, fleas, and stray cats everywhere. There are no places to park. There is trash all over the parking lot. On top of it all my son was born with a rare disease, when the diagnosis came through we were sent to Houston Texas children’s hospital for his treatment for 8 months. Elizabeth,travis,john,kaiser... their post is spot on...poor management...stinky carpets,mold bad....but manager always puts it on the tenant....I could go on and on..but not much time nor space for this post

Maintenance request are not completed. Death trap, if you go in healthy you come out sick, no mold remediation! Staff constantly blames tenants for the issues on the property, gym has decrepit equipment. Units are filthy at move in, carpet is not changed between tenants. We had bugs, fire extinguishers are expired, and it smells of sewage. If you are considering it visit the property at all different hours. I drove through the River Ranch complex a couple of times during my apartment search and found the parking lot nearly full. The next day, I and my two fur-children moved in. Since then, I have not regretted my decision one iota; like, last March when the Corona – 19 pandemic became a topic of concern, the office manager and maintenance crew immediately shut the swimming pool and exercise work-out facility down until further notice.
