After you asked for the pre approval loan, they will charge you some money if you didn't go forward with them. That's fine I understand that part. But, then their invoice never really came to my address, and when I followed up. they said to mail the check to them within 10 days or wire transfer that even cost 30 usd more to pay. Seriously?

Just finished my refi with Jade Lee/Reliance. Excellent as usual. I have worked with Jade for financing and refinancing, and she is just superb. The most recent refi was delayed because of the mortgage industry backlog. It took 3 months rather than 1 month, but that did not cause a problem in my refi. Jade explained the situation to me, and the rate they offered was very good.

The company don't seems care about business, applied loan through them since August, zero communication, no reply to emails and voice messages, no status update, finally dump them in November.

Please save yourself time and effort by staying away from this lender. They collected all the information, ran our credit check, and after 6 weeks of us waiting with little to no communication, told us that it's taking too long and we'd be better off with a different lender. When I called to speak with the manager, he basically told me that it is a problem with the broker I was speaking to but failed to take any responsibility.
