Absolutely not worth any of the hype. The introduction price may be ok, but after the 1st year, they gouge you. Not to mention ALL the items they tack onto your rent. At first it was rent, water, rec fee and trash. Now: rent, water, trash, rec fee, trash, admin, parking, grounds keeping, and smart fee. They expect you to be on time all time. But, if you ask them to take care of a pest problem (wasp nest) never happens. They keep saying they are making improvements. Guess who pays for that? The maintenance crew is the only go... read more

Pima Canyon’s lease is designed to trap tenants. When I needed to move out 3 months early, their “early termination” cost ($7,580) was higher than just staying and paying for the empty apartment ($5,310). Because of these punitive fees, I ended up paying for a unit I wasn’t even living in. During this time: • Mail Tampering – While I was still paying rent and legally occupying the unit, my mail was removed from my locked mailbox without my consent. Pretty sure this is a federal offense… I mentioned on email to them that my m... read more

My daughter and I almost died living here. After five years at this apartment complex—four of them in a problem-free unit—I transferred into a two-bedroom last year and immediately noticed flooring damage. Over the next year, my daughter and I developed serious health issues. We’ve been in and out of the ER countless times, and I’m now dealing with a heart condition. Four toxic mold strains were found in the HVAC, with visible growth throughout the unit—inside vents, cupboards, and even in my daughter’s room. Management refu... read more

Having the itch to move, I started looking elsewhere to go, then realized it was best to stay here at Pima Canyon Apartments. But, I decided to downsize. Pima Canyon Apartments are old pueblo style living at its best. Being located just up the hill from town in a more rural setting, the view of the Santa Catalina Mountains looking into Pima Canyon is incredible. A short trip into town and easy to get out of town, it's a unique pocket in the old historic orange groves, hence, Orange Grove Road. With southwestern architecture,... read more

Bella Medina is/my leasing agent and she has been a God sent. It is not easy moving, especially from another state, but Bella certainty made a positive difference in helping me transition to Arizona. She provides personal attention, responds quickly and I am so glad she was here in this position. In addition the two maintenance people: Adrian and Enrique have been super helpful too. I truly enjoy living here. My guests have commented on how this is true luxury living.
