We were referred to Kara and James Shields by our real estate agent, whom we trust. However, Kara and James Shields missed several big ticket items on our home inspection - as evidenced by a follow-up inspection by a different, more thorough, company. I only rated them a 1 star because I had to. Inspection items that were missed cost us thousands of dollars in repairs and they deny any responsibility. I found large rotted wood and a hole in the structure roughly 2 feet by 1 foot the first time I dropped into the crawlspace. The inspector included a picture in his report that shows the foundation vent several inches below the large rotted wood area which proves the inspector was directly in front of this rotted hole in the wall. These inspectors are idiots. They cited a BARN as maybe not meeting building code requirements. Yes, you read that correctly; a BARN. I had to show these "professionals" that BARNS are agricultural buildings and are specifically exempt from building codes in Clark County WA. And these guys consider themselves professionals.

We hired this company to do a home inspection on our home before we purchased it. They did find a few minor things. What they missed was the gas furnace was in very bad condition!! Rusted out and cracked!!! If we had used it we could have all died due to carbon monoxide poisoning!! When we brought this to their attention, they called back and apologized saying they were not permitted to open the furnace to check this. Find someone else other than Jerry Reed to do your home inspection or 203k consultation. I used Pillar to Post for my 203k consultation. I personally did 95% of his job for him including making architectural drawings. Then a month later my loan fell through. Mr. Reed outright refused to give me any kind of a partial refund for work he didn't perform. He was supposed to be my representative and advocate through the whole loan and construction process.
