Failed to recognize significant and obvious structural issues during a pre-purchase inspection. Seemed more enthusiastic about talking the talk than walking the walk, as evidenced donning "bunny suit" (his words), spending 4min in the crawl space, and refusing to enter the attic. Spend your hard-earned money elsewhere.
