I've been with Ohio Cashflow since 2015 - 3 properties. They're solid. They were honest with the numbers and the downside of property ownership as I went through the investor process. The numbers were accurate and, of course, there were unforeseen costs. Copper pipes stolen between tenancies, hot water tank and a complete gas furnace stolen. F***** kuddos to those thieves, I would've said f*** it, too much work, but they dragged those beasts outta the basement. Then there was another 4k on a drainage issue. Man, where do I start with these guys... it's been a nightmare. On paper, the house looked like it was going to make WAY more money than the REI one. But they were obviously hugely inflating the numbers. First off, you have to pay cash. I didn't realize why they wouldn't accept loans at first, but I do now - it's because the house you get is going to appraise WAY lower that the actual amount. I found this out when I tried to refinance. Of course, to some extent this is my fault for being a newbie and not knowing the numb... read more

The rehabs are a rip-off, and the property management company Oz Realty does a bad sloppy job of a slum lord. Lost a lot of money.

I was able to briefly connect with the Property Management team and they are currently compiling all logs/information on the rehabs and maintenance. The numbers on our end are showing you earning around a 6% "year after year" net return on investment for the 2 years that you have owned the properties (I have also discounted some since you have owned 1 property for 8 months longer than the other). Lost a lot of money with mismanaged rentals. Property manager Oz Realty tried overcharging me for maintenance costs, and refused to produce invoice for any work done.

Ohio Cashflow is a reputable company with people that you can trust. Do your own figures and expect some vacancies and repairs and if you think the returns are what you are after, I would recommend this company as easy to deal with, contact and honest.

I have been doing business with Ohio Cashflow for around three years now and I have three properties with them. I have been enjoying a steady income through them. I like the honest approach and the down to earth people. The communication is usually pretty good, with most emails replied to in 1-2 days. There are always houses available so when you have the funds available to invest you can purchase something. I wish the for-sale house profiles were updated regularly, that would be more like internet shopping. Realistically yo... read more
