4 stars only because I didn't actually get to use MSE's services. I called to inquire about asbestos and possibly lead testing. Unfortunately, MSE wasn't able to help directly because their team is busy tackling the CA fires. Although unable to help directly, Stephanie nonetheless took the time to help me better understand the lead testing requirements and gave a referral to another company, saving me from returning to Google and continuing to call down the list. What peace of mind the MSE team has giving my husband and I on the purchase of a condo. Although the build date is 1986, we were told that asbestos-laden flocking was still available to be used and could be present in the drywall and popcorn ceiling. Additionally, I have a mold allergy and I am paranoid about exposure. As part of our pre-purchase inspection MSE came out and sampled the popcorn ceiling, took air samples - professional, thorough, and fast lab results all came back negative for asbestos and mold.
