In response to hellodolly. Appraisal guidelines state that the buyer cannot contact the Appraiser to discuss the appraisal report. The report belongs to the client of the Appraiser (whomever ordered the appraisal). The client can contact the Appraiser to discuss the reort in question. As far as the comparables go, this Appraiser reviews ALL comparables provided for review and may or may not use said comparables depending on validity. Good thing customer service isnt important in the real estate world... oh wait! It is!When a buyer calls and leaves several polite messages asking a question and then Mr. Miller calls the sellers agent saying that he WILL NOT return my calls... well, thats amazing customer service folks! Not only that, this guy messed up on the appraisal and refused to correct it! If you are in the market to buy or sell your house and you hear that Steven Miller will be doing your appraisal.... RUN AWAY! His appraisal has huge flaws= he said that the kitchen had granite countertops and right next to the statement was a picture of the kitchen with old tile countertops; he said the bathrooms had been recently updated and remodeled and then showed a picture of stick-on vinyl flooring and old fixtures in the bathroom!
