Do your self a favor and find another appraiser. If possible. According to them my house depreciated $45k in value in 1 year after we did 2 major improvements. All 3 comps, ranging from less square footage (281sqft - 340sqft) and the one with less than 281sqft had only a one car garage. According to RedFin, the estimate price is $18k to $61k more than their appraisal. And to reiterate, I had the same house appraised 1 year ago for $45k more. Do not use these appraisers. They clearly have not kept up with the times and the current Denver real estate market. All of the comparison properties they used were over a mile away from our house with some properties being 3 miles away. Anyone with a brain in their head knows that even a 1/2 mile in any direction in an urban environment can change the price of the property dramatically, as certain amenities are further away and no longer walkable.
