Nikki is by far the worst escrow agent I've worked with in all my years in Real Estate. Nikki first did not account for a 3 day right to recision on our refi, causing us a 2 week delay and another mortgage payment plus late fee. THEN she failed to confirm whether or not the mortgage company had already paid out taxes, until after closing. IN FACT- she has YET to inform us of this and the ONLY reason we know to pay our property taxes is because our new lender informed us it was not done at closing. Although I am a national signing service owner, an order came to me locally as a mail-away purchase for a customer of Meridian Title Company. It was an urgent request needing to be done within less than 24 hours.
