They have stipulations in their lease that go against the RTB guidelines. They require professional carpet shampooing upon leaving, and you will be forced to dispute it with the RTB which took me several months. I was just awarded back $450 due to them unjustly with-holding my security deposit for this. Be very cautious, they will do their best to keep your security deposit unfairly.
Incredible mismanagement of buildings, including giving eviction notices to tenants by error, over five months without reliable hot water, and huge lakes of water pooling between the buildings and risking flooding because Element refuses to remove the snow. Last fall, Marwest/Element gave me an eviction notice—completely by error. Very bad management company. My condo was under their management. I lost around $2000 after a water leaking. For them the constructor company was more important than the owners. I got an argument with the constructor supervisor and Anamaria never call me.... she directly believe what they said and ask me to calm down : ( Very frustrated experience.....
Living at the apartment was good. Management was prompt when I had a concern with replying back. Moving out was ridiculous, easy way for them to take your money. They require a professional carpet cleaning company to clean carpets in your suite which I can understand BUT they charged me $80 per wall to paint with 1-2 small areas were paint came off due to tape I put on the wall for birthday decorations while living there.
