Flea infestation, unsanitary plumbing First, the grounds are badly infested with fleas. I don't even own a pet, and yet I'm constantly finding fleas in my apartment, despite spraying and vacuuming regularly. Second, the plumbing in my building is clogged to the point of being highly unsanitary. About once a week, food sludge and/or sewage from my NEIGHBORS' drains comes bubbling up out of MY kitchen sink drain when I'm not even using it, which is disgusting and makes the whole apartment smell horrible. Other than those two i... read more

nice quiet place to live. I have lived here for two years. The apartments are spacious and nice inside, ours has nice high ceilings and get ppretty low utility bills. The community is quiet and has a healthy mix of residents. We never hear our neighbords on either side and it is very quiet at night. The security guard is a nice man and does a good job, we feel very safe. Maintenance is very kind and does their best to take care of anything we need. We moved here because we were sick of moving, and this seemed like a great pl... read more

Mgmt is good, students are a mess This would be the perfect small family apt complex if it wasn't for the students. They have no appreciation for others and will play their music all night long. After a few calls to the party patrol they get under control but as a family we loose sleep and respect for the noisy neighbors.

Frederick Gardens Apartments Frederick Gardens apartments is very close to campus, that's why I choose it when I first came to Gainesville. The price is fair, about 550 per month for a two bedroom one bathroom. Because it is highly populated, parking lots are running short. I think this is the only shortcoming I can think of it.

Arbor Park apartments I stayed at Arbor Park Apartments for only one month then I moved out. Yes, it is very close to Win-Dexie shopping center. So it is very convenient. They have two-bedroom and three bedroom flat, which is very spacious. But they charge redecoration fee which is half an month rent. And the it is far from school. All in all, it is not so ideal as my current apartment. So when I got a chance, I moved out.

Not too bad living I lived here for a year and didn't have too many complaints. Our two bedroom apartment was a pretty good size, and it had two bathrooms which is always nice. The apartment complex is right across the street from Winn Dixie so we could just walk over and get our groceries. There is a bus stop right out front of the complex, and another one across the street which makes getting to school pretty convenient. Or, there were many times where I had to walk, which is totally do-able. I have lived in much nicer apa... read more

oak forest apartment review I like oak forest apartment very much. First of all, it is a good deal. They only ask 150 for security deposit, which is very low. They also give one month free. The room is clean and spacious too. The leasing office will accept your shipment when you are not home. I always use their free fax, copy services. I even dropped off my shipment at the office. Every once in a while, they will hold a party at the office, free food and drinks. It's pretty cool.

Best Place To Live Bivens is a fantastic place! They take care of everything and quickly as well. If there is an issue it is taken care of, just this past storm I was worried but they came out that night and took care of it! Schadre is amazing and Anthony and Sam are nice. Parents don't have to worry here, take it from the Momma of two tenants. Definitely a must live, great deals and the perfect spot as it is close to everything major in Gainesville! The pool is amazing and the backyard is spacious it is just beautiful.

Great Apartments! I have been living at Biven's Cove for 7 months now and absolutely love it here. The apartments are spacious and the staff very friendly and knowledgable. The lawn is very well maintained and the shared facilities for laundry, gym, pools etc are kept clean which is very much appreciated. Plus Biven's Cove is pet friendly! 5 stars!
