We bought a "brand new" home. Like everything else these days, substandard from the flooring to the lighting to the appliances. We have spent more money fixing things in the last 2 years in our "New" house than we have in 10 years in 2 different, existing houses in different areas. One of which was over 100 years old. Go elsewhere.

Very poor quality homes. The home we bought will require thousands of dollars worth of repairs. From windows that don't open, doors don't shut, cracked walls, tiny toilets, nails and screws sticking out in every room, cabinets not screwed down or not even close to being level. Calls to the gold support are worthless as it seems there job is to stall you until your warranty runs out. Do not fall for the lies that this company is spewing. Their homes are not worth buying. If you want a brand new fixer upper this is the manufacutter for you!! From the very beginning at Circle B in Ocala, Fl to present. No quality control whatsoever. Screws, wires, etc under carpet. Shelving not affixed to studs, very large staples sticking inside every cabinet, chip in bathtub, cut flooring where they cut the plastic off the floors. Punch list lost. Not even worth the 1 star they make you choose to leave any kind of review. If you want your hard earned money to go towards your dream home, bypass live oak homes. Our happily ever after has turned into a nightmare that never ends. Once you purchase your new home, they seem to think your on your own. Communication is non existent with the manufacturer in waycross GA. Live Oak Homes has terrible customer service and absolutely zero ethical standards. I purchased a 2019 model in late 2018 from Circle B in Ocala Fl, and it was completed December. I had several items on the "punch" list. Most of those repairs were only made worse by the people they sent out to fix. Others I had to pay someone else to fix because Live Oak didn't address it or kept putting it off. 5 months after the brand new home was finished I had a roof leak causing a stain on the main bathroom ceiling. Mike stevenson brought a home from live oak 7/2/19 its been 6 months they never fixed the sideing is falling off the back door never worked the front door wont lock or close all the way stay away from live oak still today my home looks bad going too have too take them too court once they get your money you are on your own i have pictures im going too post online so people can see for them self

We purchased a Live Oak Home in Fall of 2017 from a dealer in Beaufort, SC that was GREAT to deal with, but has since retired his business. Live Oak homes is a poorly managed and run business as far as I am concerned. To date they have had service people to my home at least a dozen times for a total of three weeks and that has been since moving in last December 16th. They still are not done fixing stuff.
