I will never buy a Live Oak manufactured home ever again. We took delivery of our home a week ago and it has cracked ceilings, missing cabinet doors, cabinets that aren't straight. Loose bathroom fixtures, door look is broken the list goes on. We bought this home from Family Home Center in Homosassa, FL and they are just as bad.

Stay away from Live Oak Homes.
I wish I had never bought a Live Oak mobile home. It's been a nightmare. Water leaks, damaged walls, appliances not working & the list goes on & on. A contractor comes out & fixes half the problem. I'm usually very cautious & wished I'd checked them out before we bought. The dealer is as bad as the manufacturer & the contractors are even worse.
I wish I could rate Live Oak Homes a negative 20. The are by far THE Most poorly built homes. I purchased mine around September/October of 2021 and the issues have been endless. If I could give 0 stars, I would. Deeply dissatisfied with our mobile home. Aside from it taking several months to get things completed that should have taken 2-3 months. I’m still waiting for Lino in kitchen to be replaced due to a hole that was made by a contractor. The AC has not been worked properly SINCE WE MOVED IN back in May 2022. Numerous contractors have looked at it and could never figure out the issue. Finally, after 14 months, I hired an outside AC company to come look at it. While the homes are 4/5 at least mine because I bought a basic model, double wide. It is what I selected for the price. However, the service when you call the manufacturer is awesome. We needed things done after the initial set up and they sent a qualified person out to get those things done. Then I have had to call them a couple of times to obtain information for appraisals and they have been more than helpful. I bought a brand new Live Oak home 2 years ago and just discovered they didn't put the water pipes to the shower together properly and it has been leaking in the wall for the whole 2 years! Just the latest in a series of sub par workmanship things we found. I would never buy or recommend.

The absolute worst builder ever! I only wish I had read all these reviews prior to buying! There isn't anything in my home I bought 8 months ago worth a crap! Worst of all they know it! A crew was supposed to come out and fix things guess what that never happened because I have a job and he wanted me to drop everything and meet him there in the middle of the day! They should work a little bit on our time. Especially with the crappy workmanship that was done! Don't buy their homes!!
