Get everything in writing. I recently worked with them on two houses. The first house was a fully furnished house that the previous owners dog had urinated all over it and the answer I got from them was they could do nothing while we lived there so we simply needed to avoid that room. On the second house I went in their office and asked them specifically how much of my deposit I would get back after cleaning charges came out.
