Location is great. Neighborhoods are just amazing. Yes, the sales reps could be a bit tricky or pushy at times. They are not to be trusted.
If I could rate 0 stars I would. The sales agent here does all the tricks to get you on the contract and close the house. We are looking for a long term residency with good schools. Folsom Ranch was promised with ES, MS and HS. But recently the school district proposed a new plan to build MS and HS in Rancho Cordova instead of Folsom Ranch. We want our kids to live in a place that is close to the school. They can walk or bike to school. When we looked at the house, the sales agent didn't disclose this to us.
