Laureate Ltd signed a one-year lease with us. Deposits were fully paid, and contracts were fully signed. Two weeks before our scheduled move-in, Laureate informed us that our house was no longer available and that we were on our own.

We are looking to rent a house in the Greater Denver area. We found a property that we were excited about. We were told by the agent that we were a perfect candidate with good credit, responsible tenant, etc. One issue that came up was the move in date. We preferred moving in a few months from now and understood that this might not be acceptable to the Owner. We explained to our representative that we were prepared to sign up for whatever date the owner insisted upon. Our rep said to fill in the preferred date and then we could agree on a final move in date with the owner. We were promised that we would receive calls to update us and that never happened. All of my contact with Laureate was the result of me chasing them. As it turns out, our Representative has left on vacation without advising us he was leaving. Fair enough, everyone needs and deserves a vacation. (Although, having said that, it would have been professional to advise us of his departure and to make sure that the ball didn't get dropped in his absence). The big problem is that our Representative apparently did not tell any of his colleagues that we were prepared to sign up for whatever move date that the Owner insisted upon. A few minutes ago, I called Laureate and I was advised that another offer came in with a more attractive date and we lost the opportunity. So to recap, we were advised by Laureate to put in the preferred date and then subsequently mutually agree to the move in date. There was an internal communication breakdown within Laureate that resulted in our openness to the move in date never being communicated to the Owner and we lost the deal. Although, Laureate has agreed to refund our application fee, in the grand scheme of thing, this is of little consolation. The fact is they have wasted a lot of our time & effort. Their failure to properly communicate resulted in us losing the deal. To add to our frustration, Laureate did not follow up and keep us posted, although they promised to do so. Granted, this is a small sampling of their work but it has left me with the impression that the people we dealt with were nice enough but do not seem to be very buttoned up or service oriented. I am new to renting properties, so maybe this is just the way it is. My experience with Laureate has left me disappointed & unimpressed

Laureate Ltd. has handled my two rental houses for the past twenty years. They are fair and equitable with the owners and tenants but leave the repairs and refresh choices to the owners since tenants can be unfairly demanding. I would recommend this company to anyone looking for a property management business. I live out of state and it is a comfort to know that I will be consulted for any expenses and work done on the houses. Laureate handles tenant/owner deposit compensation disputes with before and after showing/walk-throughs and photos. I will continue with this company for all my rentals.

I rented a house from this property management company for 2 years. They required I pay $4400.00 plus $2100.00 to move in. i need the place & decided to do so. This house was 30 plus years old, very out dated & needed several repairs. Regardless I rented it. There were several things that required repairs throughout out are some things they repaired & because of no responses I repaired myself. My rent was always paid on time & never once was late. NEVER! After giving my 30 days of notice to move, we started to tidy things up for the move out. We cleaned painted and did many thing to bring the house back to the original state it was when we moved in. We returned the home to Laurette in great condition. There were a few thing we were unable to get to, but understood there may be a small charge for them to do a remaining few things. When I called Steve to find out the process to get my deductible returned to us. He stated that the state of Colorado allows them 60 days to return the deductible. Which is true. Why would you need 60 days I am sure I don't know. Nonetheless I played this little game. I gave him my new address. I received an email stating the deductions he was charging me for the few repairs. Needless to say they were extremely far fetched to the point of charging me $1800 plus dollars for light bulbs, outlet covers, cleaning. Which I had done professionally before we left. A rug that was there before we even moved in. As well as other various charges. We didn't agree so we responded with our thoughts as to what we felt was satisfactory for both. He then sent us photos of things they felt were warranted, we were in agreement with a few things but not all. So we kindly responded & Steve went GHOST on us. Never replied, never tried to come to a reasonable solution or anything. My father in law is a Vice President for the largest Property Management Company in the country. I asked for his advice. So I took it and will proceed as he recommended. I reached out t him 1 more time looking to resolve the issue or come to a reasonable solution. Nothing from Steve, still in GHOST town. Our next step is drafting a demand letter & sending it certified mail. He will have a short time to respond if he does not respond. Then its off to small claims court for the full amount of deductible. He broke the law by not giving us our $ back within the 60 days time period. By law the judge can award us our full deposit regardless of the damage. Fortunately i'm in a place where i won't be needing a property management company ever again. But if I ever am, I surely won't be using this company.

This company is bad experience for tenants. Not only do they lie, no maintenance, will keep your deposit & come up with bogus charges for more money. Property is not maintained or regular maintenance done such as heat cooling system, plumbing etc. Bogus chargers with no receipts, photos maintenance orders or any kind of backup. Took money from Housing Authority with not living up to conditions which should be considered fraud & not allowed to do business w ith them. Cheat tenants, lie about everything, horrible customer service, horrible cvompaby to rent from. WATCH OUT!

This company is EVIL. We rented a town home for around 3 years from Laureate. When we moved in there were many issues with the home, and we attempted to have them fixed over the years, but were ignored by Laureate. When we were moving out because we bought a house, we had to vacate one month early. When we called and informed them this, they said it would be no problem at all and that they would be showing the house while we were still living there so that it could be vacated right away. We cleaned the place like crazy before we left and were good tenants, clean people, and never broke anything. Months after we moved out, we got a notice that we were being sued for over $3,000. They wanted us to replace the toilets and sinks (which were very old when we moved in but we did nothing to harm them), back deck light (never worked), blinds (were broken when we moved in and we fixed most of them out of our own pocket) and then they also charged us a $200 advertising fee even though they rented it out before we moved out. They also never responded to our maintenance requests - to fix the back porch light that was broken when we moved in (which they charged us for) and to put covers on the window wells (we had a newborn and 2 year old and the window wells were deep and unsafe). We never complained about the crappy sinks, toilets and blinds, which all were in poor condition when we moved in, and they charged us for all of that. We were never once late with our rent and we were always friendly towards these miserable people. Now we live out of state and had to pay their $3000 of unfair and unjust charges (on top of not getting our deposit back) just because it is too hard to get back to Denver to go to court for this nonsense. NEVER EVER TRUST THESE DEMONS. DO NOT RENT FROM THIS COMPANY. DO NOT LOOK AT THEM IN THE EYE OR UTTER THEIR NAME. THIS COMPANY HAS NO SHAME AND WILL LIE AND STEAL FROM INNOCENT PEOPLE. THIS COMPANY IS EVIL.

I rented from Laurette LTD. from July 2013, to July 2016. During that time frame, I had to clean the house, treat it for fleas, and treat the house for various fly infestations related to pooling water and leaking and/or ruptured pipes within the home. I communicated these things on a multitude of occasions to no avail. Upon vacating the home, my deposit was never returned, and I was back charged for pre-existing conditions (listed on our move in form). When I protested, I was threatened with collections. Finally, I supplied the rental company with a twenty-page report (complete with receipts and photographs). A gentleman (and I use that work loosely) called me screaming so aggressively I did not get his name till five minutes into our 'conversation'. This man threatened me with "war" and demanded I take their settlement. I have had to hire an attorney (at some expense). Run, don't walk, away from this company.

I went through approval process to rent a house wirh this agency.. Home was located in 55 community. I negotiated a rental price since I was advised by empooyee there that price was negotiable. Home had been on rental market several months. Agent told me I was approved as a renter. After being approved the manager immediately started to push me for an earlier move in date. I was moving from another state and my lease was thru end of 2016 in my current rental. He said my rental amount would have to rise since I could not move in several weeks. . He additionally said I would have to lease for 18 months even though his ad srated term was a years lease.
