LandHome Financial Services are a bunch of crooks! They failed to notify my Wife and I that we had a late payment in mid 2019 (Mail Ran slow). Then in November 2020 they filed for Foreclosure. we asked for assistance and were told we could file for forbearance. we filed all the paperwork they required, Twice after they messed around for thirty days. I was coming out of a forbearance period in sept 2021 was supposed to receive paperwork for a partial claim. Our family was evacuated from our home due to wildfire so we werent able to submit the paperwork on time and asked for new partial claim paperwork. Instead they sent a modified mortgage. I called to get the terms of the new mortgage to see if I wanted to accept that or still do the partial claim. I spoke with several individuals to give me the terms to the new mortgage. LAND HOME FINANCIAL will leave you LAND, HOME, and HOMELESS!If I could leave a zero that would still be too high of a rating. We were working with Land Home Financial, and one of their mortgage brokers severely impacted our home buying. I have attempted to contact Land Home Financial regarding this issue multiple times and no management will speak to me. I have filed a complaint with the DFPI. First time home buyer, I honestly thought I had the best team on my side. Land and Home loan officer, my realtor...thought they really cared about me but at the end of the day everyone is only concerned with their cut and making sure they get it....even it means pushing someone to buy a house that would be more stressful than the current situation I was in. I will never again obtain a home loan through LHFS. They charge fee for contacting you via mail whether you receive the mail or not. When I sold my house they charge $900 for undelivered letter. I tried to fight them but I got the round a round and was not able to get a refund. They are a fraud and they rip off customers. ??

This is the worst lender EVER!!! Since the pandemic started, it has been a nightmare trying to get hold of these people. Every time I called, I would get the runaround. It would usually go like this, “ok let me talk to my manager”. Then get back on to start talking and literally in the middle of their sentence hang up on me. HANG UP ON ME! If you don't mind an incompetent lender that takes zero responsibility for their negligence, treat you like you're always in the wrong as a buyer, and delay your closing for over a week, then choose these guys! I was set to close on a home last week on 9/30/2020 and I've always been the one to reach out to them to ask if everything is in order.
