In recent years, the building on my side of the unit and the unit itself on the third top floor seem to be “falling apart” structurally in the last 5-6 years. There are deepening cracks on walls, unlocking windows, a LOT of mold, spiders, termites, dust debris, sewage leakage on parking spots. The water in the walls is leaking, lead-based paint is peeling off practically everywhere (in my unit), no ventilation, no safely operable heater, no operable gas range/cook stove/oven for months now, repeated gas leaks.
I lived at the West Hollywood location for 9 years and had the BEST experience. I recently moved out at the beginning of the year, as I relocated to another state, but if I were staying in LA I would have definitely continued my lease at Kings Arms Properties. - The location was great! Within walking distance to lots of stores, restaurants and coffee shops, but was still a quiet neighborhood. I lived in the West Hollywood location for a year and had a great experience with the apartment and with Lenny. Everything worked great and was well maintained, Lenny is incredibly responsive and flexible - he just wants all his tenants to be happy. Loved the location super central but on a quite side street right off of Melrose place. There is lots of great food and shopping right around the corner. Moved for work but would happily live in the building again.
I have been living at one of Kings Arms Properties on Doheny for the past 6 years and it has been nothing but AMAZING! Here is why; -LOCATION! You are in the heart of Beverly Hills. Restaurants, Shops, LA fitness, CVS, Rodeo all walking distances. Couldn't be more convenient! -SECURITY! Lenny our landlord did a wonderful job making us all feel safe with providing cameras throughout the building as well proper lighting. I have lived here for 2 years and have had a wonderful experience. Any issue I’ve had was quickly attended too. As a single female in her late 20’s I felt very safe at all times. Lenny is a wonderful landlord. The property is always clean, and well kept. The plants are always blooming and the residents are so welcoming. I love the sundry room, and the app that is used to pay for the laundry. Couldn’t be happier to have found this building.
