Jack helped me buy an apartment, and we used the escalation clause. The price went all the way to the limit. I was never presented with a proof of a competing offer, and I suspect he took the buyer’s agent at his word. Of course, I should’ve insisted, but it’s his job to protect me. I’ll never know now, but I feel that I overpaid a few thousand.
