Homeloanserv is the worst mortgage company I have ever dealt with. Customer service is horrible and the most part is they are prejudiced. Why buy loans and I am speaking FHA loans is what they angle to purchase too purposely set people up for failure. I purchased a home in Texas in 2020 during Covid.Fell sick for four months,missed one payment. Tried to get help because I lost my voice for months. We entered a loan modification process that had a trial period of ON TIME payments. Those months were January, February and March, all three of which were paid on time. When I entered the loan modification process in December, the woman who explained the entire process to me stated AFTER I SPECIFICALLY ASKED ABOUT CREDIT REPORTING, told me that because we were entering the loan modification trial period, our payments for January, February and March would NOT be reported as late on my credit report. So we have had our account with Home Loan Serv for about a year now. In that year, they have sent out payments to fraudulent accounts and our escrow is currently in the process of just coming out of the negative. We were told by a service rep that they DO NOT have any fraud department and that if the person calling has our account number, our social and birthday's, they will send them a payment no questions asked. I absolutely hate this mortgage company. Their automated payment system don't work most times..im probably going to refinance with another company

I don’t think I’ve ever dealt with a company as inept as Homeloansetv. They apply my payments to principal and then hound me for not sending the payment when the money has been there the entire time. They report my payments as late because my payments have been applied to the wrong part of the loan. This time they’ve even been overpaid and think they haven’t been paid yet. Then they start blowing out all kinds of threats about bill collectors and bankruptcies. So dumb.

Where do i begin,, this company is ridiculous i have been with them 4 yrs , dealing with lies, the agents tell you info then come back months later to say "oh they mis informed you" but we are too damn sorry of a company to stick to our word, i was dealing with COVID!9 you told me to get well we can put you on plan only to tell me months later oh were sorry for not reviewing your account to see what we can properly help you with, yes we know we messed up by telling you wrong info but oh well. throw the whole damn company a... read more

I am very disappointed. I asked for the SFB and then asked to be removed. I am unable to refinance my house at these great rates because it will take 45-60 days to 100% stop it. Perhaps they should have explained that in the beginning. Now I am losing money because I can't get a lower rate or even a letter that states I asked for it to be stopped

No communication... they love letting your loans fall off the wagon without even telling you. I have had a shortage on my escrow account for 3 years now... I have asked if my payment was sufficient to cover each of the last two years. They said everything is in good shape...you should be getting a refund. Now I am stuck here with another $5000 shortage. I have never missed a payment and have put over $20,000 in additional principal on this load and they still allow me to have a shortage!!! What a disgrace... I can't belie... read more

Their answer for families impacted by Covid-19 is to not charge you late fees or report to credit agencies for 90 days. If your monthly payment is $1000, they are expecting you to pay the $3000 at 90 day mark. They aren’t extending your term by 3 payments, so beware. Not much help.
