Probably one of the most expensive appraisal companies I've come to know of. But probably the most INACCURATE at the same time. My property was undervalued by TENS OF THOUSANDS of dollars. I was told by my lender that the as-is value was appraised at around 50K. I don't care what formula was used or what factors were considered, that figure had to be absolutely biased because the purchase price was higher than that - not to mention, at least another $60+K was put into rehab. I wish I had read reviews before allowing this company on my property. Especially since FHA appraisals are not able to be overturned for several months. This company appraised my house $5k-$10k under what several professionals thought it should be (and the price our buyer was willing to pay). Days before closing, the FHA bank questioned this company about the appraisal and the appraiser lowered the appraisal by another $10,000!! Worst appraiser EVER. Must be getting a kickback from 3rd party for low appraisals. Doesn't do actual market research and comps were nothing close and year old sales figures. This is a hot market and undervalue is what holyfield specializes in. They don't even list their actual phone numbers as they want to remain uncontactable in their two man fraud scheme. Do NOT use them. If your lender refers them refuse the inspection. You will NOT get a fair appraisal
Do NOT use this appraisal company!!! Very unprofessional and lack of knowledge and ability will cost you. In short, our property was severely undervalued by Don. Even after sending receipts of updates that had been done to the property, there was no change in value. We had also noted to Don that the report was completely wrong on some details, such as parking.
