Beware as a seller if you have a buyer working with Dan. We accepted an offer and closed on a transaction with Dan as the buyers agent after he gave us a verbal that they would come in for full offer price even if the appraisal came in low. Sure enough, after the appraisal came in low (while we had 3 other offers over), he reneged on his word and shorted us $2,500. Lesson learned, get everything in writing.
