I sold Nez a house in 2008ish; I suspect it being so cheap was what helped him get started in this. It was an owner contract with 30k down. He did many improvements but didn't have his balloon payment when due. Because I am a good person thinking I was dealing with the same I gave him more time to come up with the balloon even though my lawyer made clear I could have just taken the house back with all the improvements and his 30k very easily.
