I have lived in Twelve Oaks phase one for about 15 years. The Guardian Association Management has done the minimal amount possible to maintain our neighborhood. You’re basically better off talking to the wall because they never follow through with resident concerns. We pay homeowner dues but they barely even provide watering for our landscaping. Our HOA manager seems to do very little unless something is brought to her attention. There are several things that are pretty obvious that are not addressed until months later. Would love to have a different company manage our HOA as Guardian has not done well.
This HOA management company has been frustrating and disappointing. The management is unresponsive, and requests are routinely ignored or delayed. Communication is almost nonexistent — residents are often left in the dark about important decisions or changes. All they want to do is to fine you to make their money. The rules seem to be enforced inconsistently — some residents get fined for minor issues while others violate policies with no consequences.
