Grassy Creek is the best mobile home park that I know of locally. It is full and tight, but there are trees, grass, decent roads, and, apparently, lots of happy people. Most homes have 3-4 cars and some rent spaces from their neighbors. I don't know of problems, though there must be some.

I lived at grassy creek for almost thirty years. I worked hard to keep my home nice and got tons of compliments from neighbors and people passing by on what a nice place I had. Sad part is that as we got new owners we watched the community park go to hell in a hand basket. The management lets anyone move in and they do no upkeep on making sure the renters keep up nice homes. Management is nonexistent in this place. Aside from that the houses are just way too cluttered. It’s a high lot fee in my opinion considering there is no help. There is no management. There’s no landscaping and no security so unsure what the lot fee pays but, if you need an affordable mobile home, this is a good place.
