I've been living here for 2 years. There is no grace period for rent. If you don't pay on the first they will charge you $65. On the 5th they post a 7 day notice to pay and quit and charge another $35. I paid on time every month but I had a glitch with the payment system, which locked me out for 90 days even though I still paid it on the 1st.
