Poor Management I've been a resident of Avella for about 2.5 years. While it's a nice community it's plagued with an inattentive staff, poor parking, and constant fire alarms. A resident near me has been hoarding salvaged cars (6 total) without license plates or parking passes inside the community parking lot. Think Twice We had our license plate stolen from our garage spot and it driven up to North Bay to commit other crimes. The leasing office will try to dilute this through observation that crime is a problem *everywhere* in the Bay, not just here. Many of the doors leading to the garage into the building remain ajar. better options out there Stay away. Plenty of options nearby. Management is incapable of solving real issues. Property has an overwhelming smell of dog urine. You have to tip-toe around your apartment or you’ll be answering your door to patrol for noise complaints of “banging” and “slamming.” As a professional, single occupant; the noise accusations are absurd. Incompetent They. Couldn’t care less about a resident being locked out. Took them 3 hours to unlock my door and only because I chased the maintenance person down. He didn’t receive the request because the personnel was incompetent.
Can’t fix real issues only trivial The resident management is extremely ineffective in handling actual issues within the apartments. For example, there are no penalties for flooding the apartment or noise way outside of quiet hours especially on work nights (1-5am), or having more pets than the maximum. All these are within the resident lease and handbook. Thankfully the maintenance staff is great at their jobs and always friendly. Leasing was also good when we toured and signed. Cheap ceilings Like another review said, there is essentially no noise isolation between floors. You can hear every footstep, the sound of office chairs rolling, and hammering throughout nearly every hour of the day. It’s pretty unlikely that multiple people have just had bad upstairs neighbors— the floors and ceilings are thin enough that any sound will leak. There are some really big red flag about this place I am the current resident of Riverview apartment and has been here for about 6 months. There are two really big issues here. First, although the building is not that old, the quality of the refrigerator, washer/dryer, dish washer are really really bad. They are super noisy and poorly functionional. Worst service quality ever I lived here in 2019 and it was really nice. After I re-entered in 2022, the service quality and safety has gone down a lot. First, packages can be easily stolen if the delivery guy puts them in the package room without putting into the locker. Second, even packages are in the locker, you have to try your luck to open the locker. Management at Amalfi is not concerned about their tenants As all large companies the management is not concerned about noise violations of the current long term tenants. They quickly dismiss the complaints about their their own noise ordinance. All tenants are entitled to the quiet enjoyment of their apartment. The Irvine Company apartments allows certain tenants to violate their own noise ordinance. Uphold the provisions of the noise ordinance laws!!
