I needed a place rather quickly and settled on Rosewood. I would NOT do it again. I DO NOT recommend anyone to rent from them. They find whatever way they can to get money from you or have you pay for repairs that should be made as part of general upkeep of a rental property. They do not allow you to be at the move out inspection which just allows them to charge you whatever they want and then they tell you you have to take up any complaints with the owner of the house, not them. RENTER BEWARE!!! This company at first glance seems to be very friendly and quick to finalize a lease for you. HOWEVER the moment you try to get their help they completely ignore you! While I was TDY for several months during the summer our AC unit broke and when my wife asked for help the woman at the office tried to blame my wife for the unit breaking and took over a week to get it fixed. We understand work can be busy, but these people seemed overwhelmed and unorganized. We rented a home for Rosewood and considered ourselves great tenants: paid the rent on time and kept the house clean. Unfortunately, when maintenance was needed, the response time was less than desirable. I have realistic expectations. I don't expect something to be fixed immediately. I have been renting with Rosewood for approximately 2 years now. I had a unit for my elderly mother and I currently have 1 for my disabled son. The Rosewood staff have gone above and beyond to make sure that my family members are comfortable and live in a clean secure place. Yes, they do have a strict move out policy and a lengthy list to exit the units . You should use professional cleaners when you move out, that's common curtesy. Kinda knew it would be a nightmare to pass the inspection when vacating but decided to go through with it anyways. I've been through military housing inspections from base housing and that is nothing compared to this. Basically have your house cleaned professionally because you WILL not pass without it being cleaned professionally. Since your carpets have to be cleaned professionally as well-expect to never see about $350 of your deposit ever again.
