Dan was very prompt with his availability and answered all of my novice questions when booking. He arrived early and after introducing himself, he got right to work. Had an appraisal done on 8/9/22, paid a representative to meet the appraiser and open the property. Was told the very next day "This is Jay with Evergreen Appraisals. I apologize but will need to visit the property again at your earliest convenience. I need to retake the upstairs photo. That file did not download. Again, I apologize. Dan was great to work with. He had our appraisal back to our banker the very next day! I think the comps he used were fair and he just did an overall great job! He was also very kind, polite and professional. I would highly recommend him and his company.
The appraiser has no knowledge of the value of homes and real estate that have lake access. The comparables that he selected were all more than a mile from my house which is located in a city by Lake Michigan, and has had a number of home sales in the last year quite close to our house. From my house, you are less than 200 footseps to Lake Michigan and its sandy beach.
