Our experience with dwell started off sub par. On move in day the house was dirty and looked like it was uninhabited for months. After complaining they sent someone over to clean everything properly. Instead of being able to move in we had to sit and wait for the cleaning service to finish. After a year our contract was up for renewal. It took 3 months of back and forth to finally get the new contract accepted. They altered the original contract to exclude landscaping. This whole company’s business model is stealing your application fee then go radio silent until you have to abandon the application. Complained to ODOJ.

EDIT: 4/7/2026: It has come to my attention that Dwell is offering incentives for tenants to leave positive Google reviews in an attempt to boost their rating, especially in response to the many honest one-star reviews. This appears to be a tactic to overshadow genuine feedback with artificially positive ones. If you look closely, many of the recent positive reviews were posted within the same week—some even on the same day—which raises concerns about their authenticity. did not receive a key to the garbage room for 11 plus months out of my lease, also did not have mail service at the building for about 7 months. I was the first tenant to move into the building, Property Management has been extremely unprofessional unresponsive and ultimately dishonest and charging extra and not legal late fees not legally serving notices and or making up violations, absolute disregard for questions or concerns in regards to said notices, all around absolute nightmare to deal with.

Nightmarish landlords. I don't know how they manage to find or maintain clients on the property owner's side either, as they are the literal definition of a liability. They are rude to the point that I've wondered whether a few of them are under the influence or have personality disorders. For instance, they refused to provide keys to mailboxes and trash facilities for several months after my move-in.
