My house appraised for less than it did when I first purchased it 2003. In fact, I refinanced it 5 years ago for a lower interest rate and it appraised for 40,000 dollars less. The house was remodeled and he refused to document any of the remodeling. The comps he used were not even in the same school district. It was a large waste of my money and time. Appraised house for less than it appraised for 9 yrs. ago even though it has had over 30 thousand dollars in updates done to it since then. It is over $11,000 below the asking price. Report was full of inaccurate data. House was listed at 1,500 sq. ft. when it has over 2,500 sq. ft. Listed house as having a partial basement when it has a full basement.
