I rented a space here for over 10 years. I had over 10 leaks from the first rain. It took over 4 years to fix all the leaks. When I left there still was a leak in the roof needing repair. I had water running under the roll up door and underneath the front door. I ended up with black mold. The unit behind me was growing marijuana plants and the irrigation systems leaked and water ran under the wall and ruined my mats.
