If I could give zero stars I would. My Loan Officer, Tracie Cook, continually gave me the run around. Claiming things were done when they got done two weeks later. She was difficult to get a hold of. So I asked for a manager to get involved, Kyle Shaw. He did absolutely nothing to help ease my frustrations, or stream line the process. After several months of cooperating and doing everything I was asked to do, I was told everything was good to go, paid for the appraisal and boom, the underwriter said no go. The loan officer said he was shocked. That's hard for me to believe. I would imagine he's done enough mortgages to know if it's good, bad or marginal. He told me there should be no issues and we are good to proceed. The underwriter didn't like the appraisal, which they ordered off their list of appraisers. I would never recommend anyone to this Mortgage Company. I was requested an invoice and I still have not receive it. I’ve call and email over and over and they straight out lie to me. This is the worst company to dial with. I hope that everyone see this message.

This is the worst place ever we are refinancing and they call and threaten us saying they are going to ruin our credit dont finance with this company unless it’s a last resort they are the worst people to deal with

We were about to go through with a loan (we had went between two different homes), so I called to get more information on what they needed to move forward BECAUSE we had decided on one of the two homes. Derek Brown proceeded to tell me that we have been very frustrating and that we have taken up his time, that he doesn't make money to do paperwork. He went on for about 15 mins about how we are frustrating, needless to say they are the worse lending company to work with! Go somewhere you are valued and treated with respect!

Brittani Stakes ran my credit without proper approval and now refuses to answer my calls or emails. Horrible customer service and ill be turning them into the BBB and credit bureaus

We’ve had multiple mortgages with them for several years now (on rental properties) we called today for relief or deferments on those properties to pass along to our tenants who have lost their income due to coronavirus and was told that they would hit our credit as soon as we filed any paperwork for possible relief. This is a horrible company and we are now in the process of pulling all of our loans from them. You won’t ever get another dime from us.

Made the huge mistake of applying for a mortgage. Few days later and this is what my client portal looks like. Looks good right?! Specified loan terms, been sent to underwriting, they asked for all the required docs for underwriting, no outright notification of denial. Looks like we have begun the process right? Even Palm Harbor thought this was a pre approval. Spoiler alert, WE WERE DENIED.
