I asked Conventus to check over a deal and pre-approve me before I put down earnest money. They looked over the deal, gave me terms, and then backed out shortly after I got the property under contract. Apparently, the loan officer hadn't actually sent it to underwriting at all and the underwriters "didn't like the neighborhood".
