If you expect your deposit back without a fight, look elsewhere. Coastal Pioneer Realty withheld $825 of our security deposit with charges that were unsubstantiated for weeks. Particularly, $500 for "deep cleaning". Routine turnover cleaning between tenants is a standard landlord cost under Florida law, not something you can bill to a tenant who left the property in normal condition. $75 to replace five light bulbs. I recently worked alongside Ralph Corigliano and Mike Shorr who helped me find new tenants for my townhome. I was a bit anxious as the market has cooled and was unsure how long it would take to find a tenant. However, Mike was very proactive in showing my property and he was able to find tenants within two weeks or so.
