Absolutely incompetent. Only took him 5 weeks and 2 attempts to turn in his report. I have never seen an Appraisal get sent back by the bank because there is no way it could be correct. So he comes back with a 25% increase in value. Must have been some major market changes that week for the property to appraise so much higher just a few days later. Not to be trusted to do his work in a timely fashion or with any level of competency.
