Great inspection report. Hyde explained the process the whole time. I missed many key areas about this house and Hyde found many issues that were key factors on my decision to not go forward on this property. I would highly recommend Cap City Property Inspections if you are buying a property. This inspection report will save you money before you make a final decision on backing out or going forward with the house.
Hyde and Jessica are consummate professionals, and excellent at what they do. Hyde does a great job of finding issues, and then explaining them to the buyer in a way that is clear and simple. I would not use anyone else.
Hyde is fairly decent at evaluating simple structures and identifying basic apparent issues. He struggles with the analysis of more complex issues. I would not recommend Hyde to review complex or older homes. He tends to raise unnecessary alarms when he doesn’t understand an issue. He would serve his clients better by simply acknowledging the issue presented is beyond his experience and knowledge base.
Hyde was very professional and very thorough in his inspection. We brought our 2-year-old daughter with us to the house that day and he was kind to her and understood when we needed to take breaks for her. I found him to be incredibly friendly and relatable, all while getting the job done. He even came back out an additional day (during a storm, mind you) to finish testing the a/c unit, which he couldn't do the day of inspection due to weather. A stand-up guy and a great choice for our home inspection!
