He was so easy to work with, very quick to get back the report, and also very informative during the inspection
Pedro was nice enough to work with, but I would not recommend him based on my experience. Two major issues were either missed or misread during my pre-purchase inspection, costing me over $5,300 within two months. 1. The report logged refrigerator and freezer temperatures 10+ degrees above normal. His only note: no ice in the ice maker. Days after closing the fridge wasn't cooling and has a freon leak ($350 repair). The data was there. He didn't flag it. 2. Pedro was very nice to work with when we used him almost 2 years ago. Unfortunately, a week after we moved into our new home we discovered a rat infestation. Mainly in the attic. The attic was covered in rat feces and urine. Dead rat carcasses and of course live rats and nests. Then a month later there was significant rain and the house flooded and we found mold in the walls signifying that the flooding wasn’t a new issue.
