This inspector didn't get on the roof of the house, or even notice from the ground that the whole back corner flashing is split open from the rotting roof. There is a strong smell of mold in the bedroom now, which makes sense that it's directly under that corner of the rotten roof that my landscaper pointed out. All he did was suggest a roof inspection, and didn't pick up on the smell of mold.

I do not climb on roofs as walking across roofs will cause damage to a roof which is 15 years old and brittle, which hers was. Here is the exact comment I put in her report "The roof is showing signs of aging and has buckled in a couple of spots. Need to have a licensed roofing contractor evaluate and repair roof as needed." When I see a roof in the condition hers was in, I do recommend a licensed roofer come and inspect the roof. If they did not do that, then it is out of my control but I did recommend it.
