Jim showed up late and was completely incompetent. He had very obviously never appraised multifamilies before. For instance, he didn't understand that when told him "utilities are separately metered" and pointed out the split gas meters, that meant the tenants were paying for gas/electric. He assumed the opposite, which would be a very rare situation for a typical triple decker. He also used bizarre comps (said basement units were the exact equivalent of above-ground units, and two-bedroom units were exactly equal to four-be... read more
