Update 11-14-2022 - It was just confirmed that I could expect $0 return of my $20K investment Series 41 fund (it was also transferred over to Boston Financial 2 yrs ago to close out). These investments are a complete rip off, credits drawn out over 20 yrs and involve annual K-1 filings with about only 65% recovery in total tax credits over this 20 year period. Criminal! Invested $20k, got zero $ balance at the end of 20 years, have to file tax for K-1 every year. A complete Rip Off!
The premise behind the sales pitch for two funds I purchased back in 2000, was that one would recover almost 100% of the investment through tax credits and then recover almost 100% and perhaps more of the original value, upon sale of the properties (because "of course" real estate value rarely goes down). Specifically, I invested $20K in Series 40, received about $13K in tax credits over 20 yrs and a divestiture check for only $616 in 2020.
