I am a first time buyer coming from out of state, and Blue Sky made the closing process SO easy! They conducted the title search, worked with the sellers on surveys, and confirmed balance/escrow with the lender ahead of closing date. For closing, they were able to meet with the seller to sign docs separately to accommodate both of our schedules. Our home-buying process was, let's say, tumultuous and drawn-out. By the time closing came around, we just wanted it all to be over. Blue Sky, along with our agent who recommended them, were the ONLY parties involved that had their crap together. You desperately need that in a closing company.
